Hi. I'm looking for a 1BR in old city. I wanted to know if the rents listed are negotiable at the Chocolate Works Bldg. Also if anyone new of any other listings btwn $800 and $1050 for a 1br. Any help would be appreciated!Thanks! I've lived in the Chocolate Works for over a year. Prior to that. I lived in a Historic Landmark building for 5 years until it was sold and converted into condos. The price here unfortunately is not negotiable from what I know. We currently pay $1400 for a bedroom. That includes parking though. It also depends on the size of the apartment. However. I don't believe they have any apartments lower than $1000. If you're interested ask for Vera. If they offer discounts she would be the one to negotiate with you. I think it's a great building to live in!If you have any other questions let me know......

The housing lottery will be coming out soon and many of you who are unsuccessful ordain be looking for off campus housing. I strongly urge you to go to the housing office and check to see if the landlord or apt you are looking at has been "blacklisted" by past students. Letters have already been written about this complex. I just want to make sure that students are aware of this shady place. AcademyLand apts are located across from the marina in True Blue (it is a 3 story tan building situated back from the road). Last term many of us were unsuccessful in the housing lottery and desire all first termers we ran out as fast as possible to obtain housing; we stumbled upon this displace: Here is a list of the discrepancies shady business practices and absolute greed involving the owners of this building: 1. In April 2007 we were told that rent would be $1200 per month (2 bedroom apt) and that water and gas was included. Electric was separate and housekeeping was optional. We waited 5 weeks to sign a contract and during finals we were told that contract was going up by $150 per apt (for security involving cameras and guards; as of yet no guards undergo been hired) and that housekeeping is mandatory (225 EC per apt per month). We were also told that wet would be a displace expense that would be divided amongst the 24 apts and billed monthly. With our hands tied as to timing and leaving the island we all signed. 2. We arrived in September to find that our internet was not working properly. Repeated complaints to the landlord resulted in success for only a few apartments. We then found out that this complex only had 2 internet lines coming into the building and that they were being shared/divided amongst 23 apartments. Each apt is paying 135EC/month for internet. For that amount each apt should be getting their own line. Inquiries into where the excess money is going have been ignored. This complex is collecting 3,105 EC a month on internet charges but is only paying for 2 lines (estimated around 500EC per month). In addition the contract clearly stated that the dwell does not be to establish any outside utility accounts. However in Sept the manager of the building was encouraging students to get telecommunicate and wireless accounts if they wanted exceed internet because the problem would not be fixed/resolved. This has essentially voided our contract but they do not agree. 3. Housekeeping charges are 225 EC/month per apartment. That equates to 5175 EC per month. I don't know of any housekeeper in grenada that makes that much per month. When asked about it in Sept no reply was given however because the cleaning was horrendous they hired another housekeeper to help (without the cost going up) How can that possibly happen? Because they are making a profit above and beyond the cost of this service (just like with internet above). 4. In Sept we were given renewal leases for the January 2008 term. All of the rents increased by $150 per apartment. That may not be like much but for perspective: Our apt is $1300 US split to $650/person. Rent would change magnitude to $725/person. Rent does not consider electric internet housekeeping. With all of that you are paying over $1000 US per person per month. act in object too that my apartment is the cheapest here. Some rents run over $1400 per month already without the extras mentioned above. We also found out that the landlord wants to change magnitude rent until each apartment is $2000 per month + utilities. In all this complex next term would be taking in over $33,000 US per month. Some tenants here tried unsuccessfully to meet with the landlord and explain that contract here is already way too high. The meetings did not go so well. 5. So we all received renewal lease forms. We specifically told the landlord that we needed to wait for the housing lottery in october since some of us wanted to try for that. We were told we needed to decide now and was given 3 days to sign the contract. Since many of us did not sign a new proposal was brought to us. We were told that we could sign a "temporary contract" that would hold our apt for the January 2008 call UNLESS they open at anytime a tenant that would pay $1 more than what we were paying now. Then we would suffer our rights to the apartment for the next term. This was the most ridiculous thing I have ever encountered!! 6. Our lease states "No visitors between the hours of 11pm-6am unless the landlord is notified first". I inquired about having my parents be during their tour to grenada. I was told I would need to pay and "extra fee" per day and that if their stay was longer than 3 days. I would be to discuss additional monetary compensation. FOR MY APARTMENT THAT I PAY FOR EVERY MONTH. Last time I checked this was not a hotel but apparently I am do by. 7. Here is a brief list of the rules and regulations that make you evaluate you are living in a boarding school. Keep in mind these items pertain to the entire building property including surrounding lawns and drive-ways:- No smoking- No visitors btwn 11pm-6am unless landlord notified- No parties and desire gatherings- No pets anywhere- No washing cars- No fires/barbecues- No hanging laundry on any apt balcony- No visiting vehicles to park on premise Overall this place is a total cheat. There exchange rate is even off. If you don't pay in US dollars they use 2.7169 and not the standard 2.69 that many places in Grenada use. Overall our inquiries into where are money is going have not been answered. Landlords charging above and beyond the price for things desire the internet or housekeeping is unacceptable. Unfortunately students in desperation after the housing lottery will contract here next term. I strongly urge you to find another place first so you will not undergo to endure the disappointment and comprehend of being ripped off that many of us have felt. Wow - that is almost too much to believe. I also find it hard to believe that people desire yourself would be so desperate to agree to all that stuff given that there is a TON of off campus housing in Grenada. People ordain try to get away with as much as you ordain let them. Why would anyone to accept to pay $225 per month for housekeeping???? That's more than I pay in Manhattan! Anyway have you complained to the administration at SGU (other than notifying the housing department)? Or have the tenants hired a lawyer to seek reimbursement for your internet etc? Sometimes just getting one official earn from a lawyer (or campus official) threatening action will straighten people up. Sorry to hear about your troubles. Most of the landlords here are pretty reasonable but of course there are some who will gladly exploit students thinking there are no repercussions. The first thing I would do is construe your lease thoroughly and see how much of this you have officially signed off on. If you conclude that there are still aspects of the situation that are in violation of the lease or were not agreed upon seek an attorney/solicitor. Grenadayp dot com should undergo a few. Some students undergo successfully talked to the police and been helped out as such. It seems like these landlords ordain push you as far as they can until you displace back. I'd go that their tone will change when you tell them that all discussions are going to be done through your attorney. Unfortunately if everything you've stated is in the lease (or they have included the possibility of changing terms without sight) then you may not have a leg to stand.

Manager (Linda) is really bad, not taking compassionate of maintaince! Bad attitude. Bathrooms in a bad instruct. Bathtubs painted inside with regular oil based create. Outlets old and sparking when appliances connected. Air-conditioners old type and noisy, completely useless when... The full-time Management is terrible the Manager and Maintenance Man are Mother and Son who dislike each other and lay out all day about everything. If you undergo any business to care PLEASE do it on the weekend with the assistant... i've lived here for a year and a half because i am a poor student and its super cheap and by educate, but now i'd rather starve than be here anymore. Anything maintainance "fixes" is just ghetto-rigged by some guy... The manager. Linda is in so many words.. a total -----! She evicted us for the mere fact that she didn't like us. Landlord-Tenant command landlord and dwell issues residential and commercial rent eviction holdovers non-payment summary proceedings etc. I live in North Carolina am a senior and wanted to move back to NY to be come my children. I wanted some information regarding whether or not you may file a defamation conform to against a landlord that gives you an inaccurate compose that damages your reputation. My former landlord of 1 year ago wrote on a reference that I was “not the cleanest person was a horror when she left nasty woman always fighting. You do not want her good riddance” etc. She said terrible things. Because of this I was not approved for a senior housing apartment due to “poor rental reference”- I was on the verge of getting this apt and everything was a go. My current landlord gave an excellent reference. In addition I am on the Hud Housing Voucher program- section 8- and they required that before I ported my voucher from NC to NY. (with this apartment in mind) that I give 30 days to my landlord in NC. This is a catch 22 because where do you go if you do not find an apt in 30 days? I would not be able to be on Section 8 if I were as horrible and alter as the landlord made me out to be and my housing counselor never heard complaints from my landlord. I would have been of the program long ago. It is untrue and slanderous. Two questions: Can I sue the previous landlord for defamation of engrave? Loss of this current rental apt etc? Do I have to act out of the senior housing apartment I am in and Igave 30 days sight on? I undergo no where to go now and have 2 weeks now to let my current landlord experience. It is a mess. The LL must have some basis for those comments. Often Section 8 tenants are some of the worst out there to be honest. At any evaluate. suing for defamation is not going to help you RIGHT NOW. I would suggest you make sure any wrongs you left with that landlord be "righted" if any money is owed etc. If not. I would for sure be well aware of your housekeeping and other actions when/if you do sight another divide 8 place. Sorry don't experience what else to express you other than to communicate local housing office for assistance and your case worker as well.
