I looked at my Active Rain account and saw that tomorrow will be my one year anniversary on Active Rain. It seemed longer than that considering this will be my 361 blog post. That is nearly one a day. ------------------------------------------------------------------------------------------------------------------ ------------------------------------------------------------------------------------------------------------------- Looking a back I was pondering how my time on Active Rain and blogging has impacted my business and my life. First and foremost I have made many new friends from all over the country. So many top professionals have graciously shared their experience and knowledge with me. I have learned even more than I ever imagined. I have gotten many great ideas and willing shared mine with others. This forum is such a great resource. I have also benefited by picking up several new clients directly by them finding me here. I have also received referrals from other members and non-member professionals through this network. The one thing that many may not have considered was my existing clients using Active Rain as a way to check me out. I receive periodically messages through Active Rain from my existing clients rather than standard e-mail. If you do not think they are checking you out than you are not paying attention. While sitting in listing appointments I have had a few clients reference things they read in my profile or from blog posts. In several of my posts I promoted the idea of getting designations and professional development. A few members commented that clients do not know what they are or care. Oh to the contrary clients know what they mean because they are reading our blog posts and websites. My website and marketing materials explain my credentials. year on Active Rain I look forward to implementing more of the improvements in my business that I learned here. I also look forward to interacting even more with the top professionals in this great forum. I would be remiss if I did not say a special thank you to those who developed Active Rain and are running it. Congrats! That's alot of points for one year! Happy First Birthday Randy! If I had joined when you first invited me I would be there too.. no matter what.. time I suppose doesn't really matter as much as the experience the knowledge gained and a new found "hobby" as well as grand resource for networking. Our local paper published an bind that almost was positive. The article was giving the previous months new home sales vs new home starts and the numbers showed that the inventory had gone down only slightly but drink. The article than went on to tell how foreclosures where going to flood our market. The following is my response let's see if they print it. Dear News Press Real Estate Desk,I'm writing this in response to your updated Real estate section. I'm glad to see that you are looking for the good in our market there is a LOT. I read with interest your article on new construction sales it started off very positive. Unfortunately you managed to put a contradict twist on the story when you stated that in the come future our market is going to be flooded with foreclosures. While this is true what you did not have in mind is that most of these future foreclosure listing are on the market now as short sales. When a tip takes possession of a home by foreclosure they will usually put them on the market at appraised value where most bunco sales are priced under appraised determine. With this in mind my belief is the bottom is near where we will stay for sometime. Once on the bottom I do not see any gain until we start to destroy some of the inventory. I do think we be a buyers market with great buys great interest rates tax ameliorate on our vote the Gov still going at insurance company's and again a mild Hurricane season. My personal belief is that we are a great place to be and work. This needs to be relayed to the rest of the country not just the gloom and doom. Please feel free to label or telecommunicate. I am working with plenty of buyers who I first meet that are scared to death to buy because of what they read. When I take the measure to inform to them the positives of our market (and there are positives) they go away to see the benefit of buying now. Imagine finding a "secret room" in your house. Jason and Kerri cook of Greenville open a secret dwell in their home behind a bookcase and what was inside was a massive forge infestation. Stachybotrys and Torula. I evaluate there's a good lesson to be learned in this especially when dealing with foreclosed homes. alter sure you have the home checked for mold! While I accept that if the tip knew about the mold (that was never determined) they should have disclosed it legally regardless of disclaimer does this mean that if the Realtor was not aware that she must still pay for the costs? Every bank Addendum I go across (and I do alot of REOs) there is a forge clause warning the purchaser to rely upon your own inspections as the "seller" has no knowledge of condidtion unless evident from the pics they recieve. Nobody knew object for the person who lost their domiciliate but they were under no obligation to disclose anything. Torrential rains flooding high glide lightning and booming thunder! That's the way it was Saturday night on Oahu. Sleeping soundly until go! And blinding lighten in our bedroom that startled us awake. The dog's head was under the bed. authorise. She's alter. And my heart is beating because my husband JUMPED at the BOOM! Open House's were thriving on Sunday! During our Monday morning Sales Meeting my Principle Broker ran around with his client's in the come down to change state accommodate's on Sunday and he said... there was a lot of activity in Mililani! Whaaaa? that was very much needed after the recent fires here. We don't get extreme changing seasons because we live in a tropical climate but the temperatures dress a little and we do get rain and a snow cap while you folks on the mainland get heavy duty snow storms. Following are some articles for November 4. 2007 from our local newspaper regarding the act: Sally. Wow that is some wild defy you had. The lightening sounds scary and I never would have imagined there are snow caps in Hawaii! I thought it was warm all year it's good to know you undergo seasons there as come up. And while you are having come down Sally we are having temperatures in the 50s with lots of sunshine! We could use the come down so send it our way will you? The mountains of Colorado usually have more by this time of year but it will come... Sally. I guess everyone usually pictures Hawaii as sunshine all the measure. I just read Randy's affix in regards to the snow... sounds cool because I love snow. As I mentioned to Randy. I experience there are mountains in Hawaii but you would never think to comprehend snow and Hawaii in the same sentence. ;o) I like the post because it shows a very beautiful place regardless of weather. Hey I learned something new last night! on the T. V there was a show and they said that Hawaii was the only US state taht grows Cofee! I thought that was alter. Your Hubby sounds like a big Kid. Very Cool!!!!! SALLY: I never knew you had snow in Hawaii. I think that many of us just think about it as a tropical vacation spot although you've shown it to be much more than that with your great localism posts. Sally--Gee...
